Home staging may seem like a simple thing, but in reality, it often takes a keen, objective eye and an unemotional approach, that may be best left to professionals. How a professional 'home stager' can help your house sell more quickly, and, possibly at a higher price:
- Location, location, location doesn't just mean where a house is geographically located. It can also mean 'street appeal'. If the outside of your home isn't inviting, a buyer's first impressions may dictate how they feel about your home before they even walk inside. They also see their money being spent to create that warm feeling when pulling in the driveway and calling this house their home. Street appeal can be as simple as plantings, planters, baskets, mail box, house number, walkway, door color etc.
- We get comfortable with where we live. All those things that we wanted to do but never got around to may not go unnoticed. It is important to step back and look at your home through the eyes of the potential buyer.
- We decorate with the colors and things that we love. That is not to say that what we have chosen is to everyone's taste. Too much color, or the wrong color can make a room look smaller than it is. With the wrong color, a large room can look barren, cavernous and lack that cozy feeling. It is best to create a neutral color palate for potential buyers, so they can envision their things in your home.
- We live a life, get comfortable and tend to hold on to things far longer than they are needed. A home that is cluttered with personal effects and the spill-over signs of daily life; 1) makes a home look smaller, 2) makes it difficult to see beyond the stuff to the structure and architectural elements, and 3) makes it difficult for a new buyer to imagine themselves in the home.
- We want to surround ourselves with the familiar, this usually means personalizing a home with photographs and other intimate signs of family life. Though important for us, it can be something that turns a buyer off, ie: this home belongs to someone else and comes with a history. Temporarily taking down the family wall of photographs and de-personalizing your home, can help people imagine their family moments shaping the future of the home.
- We pick the furniture that makes us feel comfy and cozy. Sometimes that can mean too much and too big. Large pieces of furniture in a small room will only make it look that much smaller. Sometimes rearranging is all it takes, other times it can mean putting things into storage and renting smaller pieces for the short term.
- Changing, removing or adding the right accessories, plants and lighting can work magic and turn a room into a showpiece.
